Problems:
As you may recall there are several issues with the ranch description and ownership.1. The southern quarter section was divided into 2 tax parcels for oil leases.The legal description on Dale's and my deeds refer to these parcels incorrectly, dividing the southern section into 2 halves for the 2 parcels instead of 1 parcel having 1/4 and the other having 3/4
The appraisal for the almond loan gets around it by specifying that the tax parcels are portions of the parcels defined in the legal description.

Parcel One:
2. A deed transferring 1/48th 2.08% from Dale back to Mom was never recorded. They won't accept the copy Dale has.So my and Dale's and Marty's trusts only have 30.2083 % instead of 31.25% and Dale has an extra 2.0834 %
3. Some Solano County Records are really messed up.The county gave Dale this for the small parcel.

Dorothy's Interest: According to Chris Rodgers in the Solano Co. Assessors Office,the legal description does not have to refer to tax parcels.I t can simply be the description (Township, Range, Section) of the 2 quarter sections.
The Northeast quarter of Section 4, Township 7 North, Range 2 East, Mount Diablo base and meridian.
The Southeast quarter of Section 33, Township 8 N., Range 2 E., Mount Diablo base and meridian.

So it can be done any time.

b. We can also fill out the Assessment Change Request (attached) to combine the 2 parcels in the southern quarter section into 1 parcel. We can not make the whole ranch 1 parcel because it is in 2 different townships.
I'll check with my attorney to see if I have to issue a new deed to correct the parcel numbers in the deed transferring my interest into my trust. Dale may have to do the same thing.
2. Dale plans to do a quitclaim deed to transfer the extra 2% in his name half to the Dale and Marty trust and half to me.
3. When we get all of that done, we should talk to the county about their records which still show Mom with an interest.
It apparently didn't stop Farm Credit West's title company from getting a good title.
