A medium-density residential subdivision of 108 dwelling units on 12.1 acres on East 8th St.
Chiles Ranch was originally approved in 2009 and primarily consisted of single-family homes on lots ranging from 2,000 square feet to 5,000 square feet.
In 2017, the applicant requested approval of an amendment to the Chiles Ranch Subdivision approvals. The residential subdivision map was revised from a 108 unit subdivision to a 96 unit subdivision. The requirement for 20 affordable housing units will be met by the construction of twelve 3-bedroom units and the payment of in lieu fees for 8 units.
In 2022 they asked to extend the the expiration date to July 6, 2024. In April 2024 they applied for another extension.

The City Council required as a project feature, fifty foot buffers on the north and east edges of the site to reduce impacts of the development on existing properties.
